Hello,

To those who have experience using virtual assistance, how detailed is the instruction you provide?  I was planning on composing a detailed step by step instruction and supplement it with a video demonstration.  While building the steps I wasn't sure how detailed I need to be.  Should it be general and short or overly comprehensive and very long?  It becomes more difficult when trying to detail the numerous ways to look up information given a lead, e.g. once identifying one parcel associated with a individual to review the information to identify more owners and parcels.  How much ingenuity can I expect without detailing explicit steps for all the different approaches?  

What are strategies are you emplimenting?

I have funds and financing options to close on a contract and have full intention of doing so. But if I have too much on my plate and need to wholesale, who typically pays the excise tax? The seller or the buyer? How do folks typically conduct their business? Thank you for your concern.

If you are considering switching to a different heating system you will need to remove the tank and clean any contaminated soil. In Vancouver WA my neighbor had it done for free through the county. Check with you area because it can be a big expense.  If you just leave it and try to sell the buyer will not to deal with it.

I am having trouble financing a non-owner occupied farm that I plan on leasing. The farm includes one SFH and some manufactured homes.  I have 25% for the down payment but cannot find a loan.  Any suggestions?  Thank you for your concern.
