Okay, I'm a Realtor/Investor. I just put a listing I have under contract and someone who follows me on social media seen my post about it and decided to contact me about their property in the same county. 

Here's the deal: 

3 bed, 2.5 bath, 2 story w/basement, 1 car garage, needs work (will verify extent of work this weekend)

- There's more owed than it's worth (she is getting me an exact # in the AM) approx. $280k, ARV is 255-260k

- She has a tenant there who is not paying rent consistently

- She is several months behind in mortgage payments and has been contacted by the bank

- She owes $9k in HOA fees

- She wants NOTHING to do with this property

- I've verified that she's caught up on taxes

- There may be a lien on the title that's already been paid for furniture (she ran her own search) and will need to be cleared somehow -- company may be out of business

What the HECK should I do with all of this?! I really want to help her first and foremost but I know that I can't put any money in her pocket by selling her house the traditional way. I would love your advice!!!

I am all over BP, YouTube, and Facebook educating myself about creative investing, specifically wholesaling. I decided to stop having analysis paralysis last week and began taking action with the tax delinquent list I picked up. I've door knocked and sent a few letters as I scrubbed my long list in preparation for skip tracing to contact people by phone. After I scrubbed and got to the list that I wanted to target, I didn't have enough to submit to a site for skip tracing! I began searching through my various groups on Facebook and found that someone claimed truepeoplesearch.com was what skip tracers use and it's FREE! I went ahead and gave it a shot. I've called several people this evening, was only unsuccessful with 1, and made contact with a relative for an elderly owner for another... I am so excited! Even with the one I was unsuccessful with, I think I will keep combing through because I found 2 email addresses that didn't bounce back!

I don't know how many people are familiar with this site but I hope I've helped someone. I know that it's much more convenient to pay someone to do these tasks but I've been trying to find the least expensive way to start investing and I feel like a freakin winner tonight! 

Please let me know if you've ever used True People Search, I'm curious! If not, what other free people search sites have you used that have been pretty accurate?

@Ned Carey - I called my hubby yesterday and confessed having analysis paralysis! I went out door knocking today. Still scrubbing my list though. I want to skip trace ASAP and contact as many people as possible.

@Tchaka Owen I see people owing taxes for like 10+ years on this list I have. Some have been sent to attorneys but still...  whoa!

@Tchaka Owen LOL! You're right. I just don't know what a 'high' amount is. What % or ratio is just too much?

Now that I have a list, what should I do with it. I've removed low amounts owed, I am ready to calculate the property values, determine where things stand once I see value, taxes owed, and loans owed. Anything else I should do to organize my list?

If someone owes half of the value of their home in taxes what should I do? If the home is paid off with 3 years of taxes owed, how should I approach them? Who should I market to for the investor in me vs. the Realtor in me? Whatever tips, tricks, articles, YouTube Videos, etc you can offer please share :-)

As Realtors, how do you word your marketing to remain professional and to get as many leads as possible? I've decided to drive for dollars and I have come up with many options. I see wholesale potential in some so far but also see an opportunity to gain listings as well. 

When pursuing these potential deals, should I send a letter first? If so, do you have a good sample coming from a Realtor who is also an investor?? Or do I do some skip tracing and just call these folks right away? If so, what service do you recommend I use?

Basically how do I say, "hey do you want to sell your home for cash or would you like to list with me?" without sounding pushy or messy? I want to offer as much as I can in a single effort (letter or call) in a polished way.

Any feedback is welcome, thanks in advance!
