@David Hall thanks for your input! Makes sense to offer something quick to those not wanting to list... and here in VA, pocket listings are okay. I guess it's good to be able to offer a seller more than one option... I just found out that there's a gentleman who wholesales and works at the same brokerage. I'm going to ask him what his approach is too!

I forget that keywords are so important!! LOL! I should have spelled it out; I am interested in investment groups in Virginia, Maryland, and Washington, DC

@Corby Goade THANK YOU! You just kept it real, and I appreciate it! LOL! I really needed to read this.

I think I've been trying to find a good place to help my hubby become comfortable without diving in head first and wholesaling was it. I want to dive a little deeper and I think I will continue working on acquiring an investment property while, as you mentioned, networking to assist others in buying and selling.

Now, I have already looked in the directory and found the 2 REIAs in my area... and when I started talking to a lender/friend about wanting to go to a meeting for one of the groups, she asked if it was for a totally different group! The more I look, the more groups I find! LOL! I know they are not all REIAs but what investment groups and meet ups would you recommend for a new investor in my area, and why? I live in Northern VA, I'm licensed in both VA & MD, and I am open to the entire DMV, wherever the best group(s) might be. Please share which group(s) you would recommend and WHY!

@Chase Binnie great question... that's all a part of my concern. But she mentioned purchase as opposed to assignment. I recently listened to an older podcast about double closing... completing the transaction between me and the investor/buyer just before closing with the seller.

@Wiley D'Spain - look up Graham Stephan on YouTube - this young man says he started out at 18. He did a lot of rentals to get going and he didn't let his age hinder him. He seems to be very successful!! Good luck on your real estate journey.

@Karen Rittenhouse - Thanks for your reply! So, I would need to treat a wholesale transaction the same way I would as if I were purchasing then selling my own home...? My brokerage charges a small transaction fee for agents. I will ask them more about it. Thanks again :)
