Thanks for the warm welcome. San Diego is a beautiful place to live and to play. It is on the other hand super expensive to live here, and try to get ahead. How did you go about researching for properties out of state? I have listened to your pod cast and know that you started in Indianapolis. Why did you pick that as your starting point. Also do you have any books you would recomend reading?

Bill is there a book you have used to learn about the subject that you would recomend? Also I have a question regarding who controls the deed in deals like these? Or does it really depend on how the contract is written?

Yea you can only learn so much without using this great resource of people. Thanks I am excited about the purchase because I am getting an fha loan to help purchase with a low downpayment and no using all of my capital.

I have been reading the forums for awhile and I hadn't post yet. I have enjoyed getting to read and learn from this site. I am excited because I am shopping for my first place of my own, and I am going to buy a duplex. I am looking to spend 350k which gets you into decent area in sunny San Diego. After I get that place I am looking into investing in multi family properties out of state. Thank you again.
