 Thank you for the support.  LOL!  😂😂😂  I can totally see how there will be another "Oh Crap!" moment on the other side of ownership.  I'll say that one in tears probably.  Watching my dreams come true is an amazing feeling.  I'm excited and freaking out at the same time.

I didn't mean I wanted the inspector to be cheap or inexperienced. I actually thought that all inspectors are good. I guess I was wrong. 😳😳😳

I know that contractors can create a horrible issue for a project, so I meant someone that was reliable and does good work.

Thanks for the advice. I'll be sure to not skimp on the inspector!

I did it!!!  I got the building under contract and its time to get the funding and start due diligence!  It's HAPPENING!!  I feel like two things at the same time... YAAAAAYYY 🎉😀💃🏾  and OH CRAP!!! 😱😱😱

Now I have Inspections, Contractors, Title Work, and ALL the rest of the stuff that goes along with getting to the closing in 28 days!!   Anybody know a good contractor in San Diego?  I also need to find a reasonably priced inspector.

And, to your question, your next step is to figure out how likely it is you can get it under contract - in the current market, it's common to waste time thinking about things that are off the market in no time or won't actually get under contract for whatever reason.

 Yes it's in SD.  I'm working on getting it under contract as we speak.  Will follow up when I do.
