Thank you Andrew for the well wishes and for reminding me to capture this moment so that I can remember it all - before deals become second nature.  I have been using all the tools from BP and gathering more information so that I'm informed and ready to move.  I figure if I study the steps all I have to do is walk them out.   It's a great thing that know that some day deals will become second nature.

Thanks Joe! I'm going step by step. Using all the tools from Bigger Pockets and all the check lists I can find on the web about making sure I check and double check my steps. My agent is AWESOME! She's been working with investors for years. She a personal friend and now my mentor in REI. I'll check with @Tim Gordon to see if he's got recommendations for contractors in San Diego.

Thanks Aaron!  OH MAN!!  I'm glad nobody told me it was a heavy lift before I said I wanted it and found all the financing to make it possible.  LOL!  I probably would have thought I couldn't do it and that I was too inexperienced.  I guess ignorance is a good thing in some moments.
