@Jim Stanton thank you.  I appreciate you telling me about that.  I’ve seen only the good things in the community here.  I’ll look a little deeper prior to moving forward.  $20,000 is a lot to invest.

@Andrew Johnson That's the thing.  They have over 50 courses on EVERYTHING from flipping to development, including taxes and some other very interesting things I've been intrigued by.   I've also watched people go from zero deals to 1 deal done and flipped in 3 months!  The person that introduced me, I've watched his business over the past 5 years go from 100 deals (flipping,& buy and hold) to over 500 deals and he's now doing both in state and out of state development.  I was hoping to get the opinions of those who have really been exposed to it.  

To @Mary B.'s point... it is an MLM.  I've never actually thought of it that way.   I've wanted to be an investor for so long and have tried so many times and was unsuccessful.  I just want a system and a network that will support me as I grow into this business.  I was wondering if any of the BP folks had experiences with the program first hand.  I guess I'll have to decide if it's right for me by stepping in the water.  Maaaaaaaan $20,000 is a LOT of money when you aren't financially successful already.

I’ve recently been introduced to Renatus. I wanted to know if anyone here has used their education and mentorship to become successful in real estate. It’s a $20,000 commitment. I’d like to hear your feedback on their program if you’re so inclined.

I'm wondering which makes most sense.  I can buy a 2-4 unit for myself to live in one unit and rent out the rest in San Diego County.  OR. I can go to another part of the country and use the same amount of money and buy at least one apartment building that cash flows.  How do I decide which is the best option?  I do not own my own home.  My thought is, yes... If I buy the 2-4 unit, I'll own my own home.  BUT if I bought an apartment building, I could buy the 2-4 unit as my primary residence a few months and have revenue from both.    What are your thoughts?  I'm asking because. I tend to think far out (What box?) and sometimes I'm not the most practical person in my methodology.  I find that the wisdom of other's experiences help me to see more clearly.

Hi Samuel! Congratulations and welcome to BP! Have you been to any of the BP meet ups or gotten involved with any of the investors in our area? Do you attend any of the other local investor meetings? With the right strategy and good mentoring you can do well in any market. The basic rule of thumb has always been start close to home to get up close and personal exposure and understanding of the business of real estate investing. Get a great mentor who is well established in the business and is willing to train your brain to become an investor. Always get advice from the people who are doing what you want to do successfully. Hi Everyone! I had another agent talk to me about a listing that they have coming up in Kensington for a property that is supposed to be undervalued and needs a lot of work that the current owner doesn't have the time or capital to do. They're selling it somewhere in the $700's (no firm price yet). ARV on the property is (supposedly) $1M+. I don't have all the info yet, but I'll have it by Monday - before it hits the MLS. If there's someone in the forum that might be interested in the info on this property, and you don't mind working with an Agent, please let me know.
