Hello all you beautiful real estate professionals!

I would like to know if anyone reading this happen to have a particular property that they would like to sell. I'm taking a leap of faith and typing this at my job right now. I'm looking for landlords who might be tired of the toilets, tenants, and turmoil. Or even just tired of paying for a property that's sitting vacant producing zero cash flow. I would like to do four rehabs by the end of this year. I am looking for deals in areas with little to no crime as "Do Hard Money" is very strict on that, my hard money lender. I am trying different methods of marketing, with this being one of them. I will be doing another direct mail piece again next week and just wish that something would work so I can finally start to scale my business from zero to one hundred. I'm somewhat ranting right now but I am just mentally exhausted and tired of hearing people say, "You need to do something profitable." The winner of the race is he who endures the most and I am very durable after three years. I want consistency and will work as long as I have to to get it. I want to be successful and I want to make my business profitable. It has been a while since I posted here so here goes..

I'm Davonte and I'm an Atlanta native. I have been wholesaling since 2013 and am now pursuing rehabbing. I have met some of the most wonderful people in real estate investing and seek to meet more throughout my career. Good evening BP family,

I have partnered a colleague of mine who has the exclusive right to sell 10 to 20 Section 8 homes a month from our client in the greater Birmingham, AL area with cap rates between 12% and 18%. Absolute slam dunk if you will..

This 2,074 sq ft beauty was picked up from HUD by an investor (myself) who can't fix it up(for whatever reasons). Only needs cosmetics, literally. Will easily rent for $900. Can easily sell for $90,000 once updated. Its a 3/2 sfh and I'm only asking for $50,000 for it. Its located at 1131 New York Avenue Knoxville, Tn. This home is just one trip to Home Depot away from being market/rent ready. Heck, you could even go to Wal Mart, save a few bucks and still make a killing! The numbers i pulled ($110K being one of them) i thought stood up pretty well. I also seen the 65k as well as those in the 70k's and 90k's. I plan on doing the cosmetics and marketing as a rental to investors. My price will be about 15%-20% shy of market value.

Thanks for your opinion, i always love to hear what other investor think of deals.
