@Derrick H. Derrick I just tried your method and the results are amazing! The only thing I have to tweak a little bit is the paper weight so the printer doesn't jam. 

I can't even tell that it is printed.

@Pratik P. I have been using intelius and have been getting good results. 

I agree about not wasting money on the seminars, @Meshack Tapales just listen to the podcast. It's like getting a masters' degree in real estate investing. There is so much info and different strategies to learn from. The info will help you to focus on the niche to invest in.

No worries, I am still learning and tweaking. 

Lots of trial and error. 

Meshack, also make sure to touch the contacts at least 6 times. I am still getting responses from the letters I sent last year.

@Meshack Tapales Hi Meshack, I will send them postcard first. It is much cheaper than the letter postage. Lot's of addresses in the list are incorrect, so the postcards will provide a cheap way to clear your list. Then you can either hand-write or print a letter and send it to the updated list. Thirdly, I would skip trace the returned postcards for correct address. These postcards could be a goldmine.

+1 for "ABCs of Real Estate Investing". It gives you the understanding of multifamily apartments to go and get your millions.

Can a window envelope be made to look like it's a paycheck? ADP alike colors inside? Just some thoughts.

I just had a deal fall through cracks. I met the seller, saw the property but didn't get it under contract. The initial offer didn't work out for me or the seller. They were looking to get more than it would work for me. So we went back and forth with negotiations. And today I checked on MLS and it looks like there is a pending offer on it. So the lesson here, do your homework, and get it locked on the first meeting.

Thank you for the ideas, I offered $10k, waiting for the decision. @Varinder Kumar I'll shoot for 30 years, and then will refi sooner. Since it will have a high interest I would not want to keep it for a long time.

Hello,

I am working with the homeowner on owner financing. They asked how much down payment I can. What is a good amount/ percentage? They are asking $153000 for the house. I am looking to buy the house, rehab it, rent it and refinance it (brrr). 

Any help and ideas are appreciated.

Good thing I read your article. I was going to sign up for landvoice. I was going to use it for FSBOs.
