I have been submitting offers to the sellers (probably not motivated). They were shocked at my offers and thought I was out of my mind. But you know what, it has to make financial sense to me. I am in the business of making money and not giving it away. Plus the price is a very subjective and relative matter. 

@Shane Hedeen I am going to start a direct mail campaign geared to multifamily owners. In my opinion, with the same effort it takes to find single family properties, I might as well go for the big fish. The difference are the few extra zeros in numbers.

The Twin Cities real estate market is hot, the inventory is short. On top of that the retail buyers and investors overbid the prices on already low inventory. New construction in the cities seems low also. Could this indicate that we are pumping another bubble?

This is my opinion solely.

Any thoughts?

@Valerie Lang Hi, try direct mail for the areas you're interested. I have been cranking some mailers, so far I had some responses, made some offers. No accepted offers yet. "You have to kiss lots of frogs till you find your special one" so to speak.

If I buy and sell 10 homes a year for cash, for example, do I still need a limited broker license? Or do the deals have to be ran through a broker?
