Get the property under contract ASAP!
I just had a deal fall through cracks. I met the seller, saw the property but didn't get it under contract. The initial offer didn't work out for me or the seller. They were looking to get more than it would work for me. So we went back and forth with negotiations. And today I checked on MLS and it looks like there is a pending offer on it. So the lesson here, do your homework, and get it locked on the first meeting.
