Just curious, what attorny do you use for th ejectment?

I’m not sure if this matters in your state, but check to make sure the correct name is announced at the auction for the owner. 

I think that If they announce the wrong name, it’s a violation of due process and can void the tax sale. However everywhere is different and this might not be an issue.

This is solid advice, but I don't thin the credit card part owuld work until your 18, but idk.

Title searching though - thats a big one.

If they redeem - they would have to pay you back the added value. DIY this can be a major source of profit while reducing the odds of them redeeming.

I would just try to sell them the certificate. Unless they are the Taxpayer.

I have not proven this to be effective, but I think for Jefferson County AL, they have on the tax assessors page you can request a payoff the quote and see the cost of redemption.

I don't know if this works for ones that have gone past 3 years.

I agree. They sit there and think if they ignore the problem that it will go away, when in reality it’s just making things bigger.

I’m not a jerk, but.... I must say when people don’t respond and refuse to play nice it’s a lot easier for me to make them getting their house back very difficult.

It is amazing how helpful I can be to someone that’s nice.

The sad part though, he will still have redemption rights after this whole mess, and I am not the guy to take peoples homes away, I'd rather stick with those that just give up and move on. And I understand fighting for his home. Regardless this guy is going to make it so much more expensive for him to recover despite my efforts to make this easy and just make a few hundred bucks.

 Possession starts when you take possession of the property.

Unless this is in an area that has an urban renewal project in the works, I would not improve the lot.
