I would like to agree with @Dan Mahoney mention that you need to build in several thousand dollars for legal fees for each property.

For those that have been to those classes where they are like "you can buy liens (and deeds) for sometimes as little as $50.00." Its not really a untrue statement, but has tons of practicality issues. Yes, it can be done, but nothing happens automatically with these types of investments. 

Too often (mostly on FB groups) I've found people that will quit  there jobs and be like "I have $400 to invest in and this will be my new line of business." 

Anyway - the OP (@DuJuan Paxton) mentioned he is buying 5 tax Deeds from another investor. 

1) When does redemption rights expire

2) If they do redeem, is there any money in it for you?

3) If you do not redeem do you want these vacant lots? What are you going to do with them? I myself have considered trying to get some lots for Tiny House rental, but I do not think the demand is there in the market I am looking in.

Just my first few thoughts, there is always more.

Hello Investors!

I was looking if anyone is going to the Alachua County Tax Deed Auction.

I am looking for people to report back how this auction went (Like the feel of the auction, type of investors, etc) and prices things went for.

If you have previous auction feedback, that would be welcomed as well.

It isn’t going to be listed on the deed (though I’ve seen it where the they had all this linked together)

the Reports you find on auction.com that I think your referring to are paid by the seller to put there. 

With this being said, I do need to get better at and this will be easier in some counties to find the public records than others.

I honestly would like to learn how to step up my game on this too. However, the cost of paying for a title search is too expensive for me. The best I have found is to find where the County records are and just look them up myself. However - things like Fire Dues, Weed Liens, Etc (things that really matter to us Tax Investors at least in my area that I invest in are just a phone call away. This also helps me find out about ones in the process.

Lienhub.com has a chunk of Florida and is very easy to use.

I have purchased a few, and have one going to auction soon I’d they don’t redeem.

Have you reviewed tax certificates in your state?

I have contacted the Fire Department Business Office. 

They actually couldn't find the payment on the tax certificate of 339.59.  Had to work with the state (with no response) and magically the payment appeared in their office.

I have been trying to get them to send me an invoice so I can pay this.

This is incorrect advice.
Please see Alabama Code Section 40-10-174 


“Any purchaser of lands at a tax sale other than the state or anyone claiming under him shall be entitled to possession of said lands immediately upon receipt of certificate of sale from the tax collector

Keep in mind this does not mean that you can just go and kick the people out of there house.  It really is not this simple.
