Although I posted this in the "Creative Real Estate Financing Forum" I don't think this is that "creative". Basically I'm looking into a Home Equity Line of Credit (Cash-Out Refinance if you prefer) for a hypothetical cash purchased investment property to get funds out I can use to reinvest on another.

I've called about 4 banks or so but have yet to locate one that offers a 30 year term on this. Do these exist? Anyone know of any banks that would  offer a fixed rate, 30yr, up to 80% of EMV, for properties in North Texas? Am I asking for too much?

Welcome, I'm also new to the industry and in the Fort Worth area. It sounds like we're at the similar points in our endeavors. Let me know if you come across any revelations for this area. Good luck!

Should an investor utilize the services of a Agent when pursuing preforeclosures?

May be a dumb question but here is my thought process. If I approach a home owner that may be facing foreclosure and offer to purchase their house, what benefits would bringing a buyers agent into the deal provide? Initially I can see the negative of costing the seller 3% of what they would accept, which may diminish their acceptable amount out of range.

Looking to acquire some investment properties in the Fort Worth Texas area (Buy and Hold mainly) and wanted to know if anyone could recommend a good attorney, accountant, or even a real estate agent experienced with foreclosure type properties?

Thank you.

Hello All,

New to investment properties. Looking primarily to acquire some SFR rentals but if I can sell at a profit I'd be open to that as well. Plan to property manage myself and eventually acquire enough to quit my day job and do this full time.
