RE Agent for preforeclosures?

Should an investor utilize the services of a Agent when pursuing preforeclosures?

May be a dumb question but here is my thought process. If I approach a home owner that may be facing foreclosure and offer to purchase their house, what benefits would bringing a buyers agent into the deal provide? Initially I can see the negative of costing the seller 3% of what they would accept, which may diminish their acceptable amount out of range.
