Currently there are only 4 condos on the market in the Central Waterfront/Dogpatch neighborhood. With price ranging from a 1/1.5 for $850,000 to a 2/2.5 for $1,549,000
There is a fair amount of condo inventory on the market all over the city as there has been in recent months new development that has come online giving a surge in inventory. For October the overall average condo price for the city was $1,026,500 which represented a -5% increase year-over-year.
So even with all the new developments. It still did not put much of a damper on values of all condos. One would think all of the older condos would suffer but consumer demand for all ages of condos held out.
For Dogpatch median condo value for October was $1,135,000 and $940sf. In the past six months there were 2 SFH sales of $950,000 and $1,475,000. During that same period there were 9 condo sales ranging from $710,000 to $1,620,000.
With all that is happening now and planned for this emerging neighborhood. I do not see interest in the Dogpatch waining anytime soon.
