my long term goal is BRRRR. and being that i live in LA County I can borrow up to 200K

@Sean Carroll Well I think the best option for me is to either flip or BRRRR, But more on the flip side since i want to get cash more rapidly and increase my piggy bank and kinda go more on my own after that. The person that would lend me money, i don't believe will be much interested in taking ownership or getting to involve in the projects.

Hey guys so I'm a newbie and trying to learn as much as possible and trying to get my ducks in a row. 

So i want to start investing ASAP, Financially I'm not there, but i think i can pull it by doing creative financing, I believe i have someone that can lend me the money. How can this transactions happen? i don't want the IRS to flag me and try to charge me taxes on borrowed money. My credit union will give me a pre-approval but want to see the money sitting in my bank account. 

Any ideas?

if the assessors website does not contain owners info, what would be another avenue? white pages? any other place i can get that info?

Hey BP community, So i went out driving for dollars and now i have about  10 properties that i noticed were distress and seemed abandoned. I searched in zillow and they are all off market. i checked for tax records and only one is delinquent.

now here are some questions

what is my next step? 

how do i submit the offers? should i send to the house address?  is there a template i should use? 

please help, I'm trying to pull my first deal.

Hello there. I'm newly interested in start my investing career and I'm trying to do it smart. I applied for an fha loan through a credit union and they tell me FHA does not quialify for multi residence. And I'll will requiere a 15% down. Is that really the case?

Or should I look into another bank?
