Yeah i agree with you. Theirs is probably less than 1% in these markets that can actually be a home run deal. Im just wandering what investors in these markets are doing? what are the numbers that make sense to them and it's worth their while.

Hi everyone... 

So I've been looking through different websites searching for multi-family properties and practicing to analyzing them using the BP rental calculator and every calculation I've done is nothing close to a deal. And Im sure that is why they are still available. i've also notice many are priced with the pro forma NOI.

Should the offer be based on the raw numbers? will they even consider the offer? sometimes base on the Actual NOI the property is worth half of its asking price.

 Any insight will be greatly appreciated. 

@Steve DellaPelle yeah i was thinking of something along those lines. 4 of those are month to month and 1 expires in jan 2018

Hi guys 

So I'm looking at a property building with 14 units 7 2b/1b and 7 1b/1b, 12 units currently rented and 5 out of those have section 8 tenants, after reading some articles I see there are pros and cons. 

if i were to decide i dont want section 8, how can i go about it? 

I was thinking of asking one by one giving notice to leave, and to the next one after that unit is rented by someone else. 

but i read some where that i can not have some and not others, it will be consider discrimination. 

what suggestion or options do you guys have?

Yeah most likely I’ll keep it and show my way from knowing nothing to being really successful. It seems like you post a lot, are you an active investor? You must have a lot of experience? How many deals have you done?

@Brent Coombs please explain. I was NOT planning on just throwing the money to seller without doing my due diligence first. I’m also in the processes of contacting a real estate agent in the area and finding out more.

Hey there guys, 

so i needed some help, 

i came to a good deal, i found a motivated seller that wants to sell his 3-1 house for 55k and it looks like it is worth about 91k according to zillow and realtor.com. He wants fast cash and i don't have the money. Since he wants to get this deal quick i'm assuming he may not want to get a realtor involved, how can i go about this transaction? I'm pretty sure i can come up with the money, either private money or hard money lender. 

what will be my steps? how can i get a contract and make sure the deal is without any problems. 

the goal for this property could be either hold or flip, 

the house looks in great condition from the pictures posted. 

please any feedback will be greatly appreciate it.

hey guys so I’m looking into a property that may have potential, so I’m looking into a building with 6 apartment units they all have leases and one is 500 behind on rent. How can I approach this situation what terms should I set? What would you guys do?
