Hi, folks. Just wondering how folks in the Austin area are handling tenant pets. I've been charging ~$250 per pet refundable deposit, but am starting to wonder if I should do a non-refundable fee instead, or even pet rent. Haven't had a whole lot of issues yet outside of trim chewing and smell, I guess, but I'm finding in my latest vacancy a lot of people are asking to bring in multiple dogs. I mean, I'm all for allowing some happy dog friendz, but four of them sounds like it's asking for problems.

@Costin I. I've been hoping to pick up another 3/2-type duplex or even a fourplex, but the numbers typically don't seem to hit 10% cash on cash for me. Granted, I'm too casual to sniff out the killer deals folks find with their superior marketing.

I remain interested in SFH too, though, since the one I own has appreciated decently and is nicely paying itself off without significant rental drama so far.

@Jim Robertson I've been starting to look in San Antonio some. Dig the city, but don't know much about the market there.

Hey there Austin-area folks!

Thought I'd mix it up a little and just throw an inquiry out there to see where people who are in the Austin area choose to invest that's NOT in Austin. I've got a SFH in Round Rock and a duplex in Elgin, but I don't think that really counts. Wondering where out-of-state, or even just out of Central Texas, people have chosen to pick up some properties, and what those are.

Thanks for that write-up, @Brian Adams. I'm glad I caught it looking at this thread - I have been teasing picking up something in the Killeen area for awhile now, but just haven't seen something I felt comfortable pulling the trigger on. Probably just too cautious... I think one of the main things that's stopped me is there's just seems to be a lot available up there and appreciation seems generally unlikely.

I gonna keep looking around there, though.

I've been holding out on for multi-family outside of Austin, but simply haven't seen anything that really works for me lately. It could likely be argued that I may not be looking hard enough, but I'm also thinking about picking up another SFH rental for now. Thought I'd see what areas people are liking right now.

Would like to stay below $200k, though I know that's not always easy in this area. How are you guys finding SFH rentals in the areas around Austin?

Hi friends. Thought I'd just generate a conversation around cash on cash return target in the Austin and surrounding areas. Austin is pretty hot, of course, so I was just wondering what sort of returns folks are targeting, especially with buy and holds.
