What's your cash on cash target for the Austin/San Antonio area?

Hi friends. Thought I'd just generate a conversation around cash on cash return target in the Austin and surrounding areas. Austin is pretty hot, of course, so I was just wondering what sort of returns folks are targeting, especially with buy and holds.
