Hello friends,

I am looking to invest in a property that is currently rented out. Is it required that the seller turn over the deposits they've collected to the new owner or return those to the people leasing? I'm in Texas, if that makes any difference.

With things drying up now we've got wood roaches deciding they love the indoors. Anyone have a pest control solution they recommend price/effictiveness-wise?

I drove out to Taylor, TX yesterday evening to just have a look around and actually check out some multi-family units there. Anyone done any investing out there/have a sense of the market there? I found I actually liked the city a good bit and wonder if growth will continue to push out that direction past Hutto.

Struggling with this same issue in the Austin market. I'm looking in the surrounding to try to find something, but beginning to think I might need to focus on SFH initially unless I want to go somewhere else entirely. I'm not quite comfortable with doing that at this point, though.

I'm also worried about that the high cost is going to eat up all my $$$ on down payment, after which I'm not entirely sure how to move forward to acquire more investments.

Hi friends. Wanted to see what helped people decide to tackle SFH vs. multi-family or the reverse of that? I'm around Austin, which is super hot at the moment, so it's proving difficult (and expensive!) to find multi-family units. I had hoped to land on a duplex somewhere outside Austin, but so far haven't seen much that one might consider a deal. Rather than sit and wait, I find myself starting to look at single family homes and trying to find something in the surrounding area. I was hoping to get into a decent cashflow situation, but my limited experience is suggesting that's going to be a challenge around here. Wondering what drove people to pick one versus the other with their own investments.

@Eric Guiltinan Why add to your burden? Wouldn't it be better to sell one of them now? Cheaply? :)

Hello friends. Thought I'd check in and see how people found their first duplex. In the process of pre-qualifying and starting to look around at property in our area. Been looking at various sites (Realtor.com, Zillow, etc.) and have a search set up on the MLS through a realtor. Also occasionally peeking at craigslist, but the market is pretty hot around Austin.

How did you find the first right duplex to dive into real estate investing?

Hello friends,

Thought I'd ping the locals and see what kind of lease you folks are using on your rental properties. Did you pull one down from the net and modify? I've been using one that was basically the boilerplate from the realty company our realtor worked through. They helped us with tenant screening for a fee, and provided a lease for us to use, but I'm not sure we'll continue to use them in the future. I suspect I would leverage that one on new property going forward in some manner, but thought I'd see what others have done.

I would love to invest more in Georgetown or even the surrounding areas! I was considering trying to get into a multi-family unit, but if that proves out of our reach would gladly do a single-family again. I have been amazed at how the rental we own in Round Rock barely appreciated for 8 years or so while we actually lived in it, and then suddenly exploded the last few. I know that certainly isn't something you can come to expect or rely on, but that's part of the reason I'm excited to try to find another investment.
