Hey Yehuda, 

Thanks for posting this prompt.  I have not seen any indicator in our market that could lead to a cool-off. We still have little to no inventory to accommodate this huge demand that we are seeing. , I would love to discuss more it and have different points of view.

Hey Bailey, 

Welcome to Tampa Bay!! I moved 2 years ago to Tampa and it has been a beautiful journey. You can definitely find duplexes but unless it's a fixer-upper or off-market the selling cap rate on most of them is too low because of the huge demand that they have. With that said, I would also recommend looking into the east of Tampa Bay. You can still find good ROI duplexes towards Lakeland.

I would recommend contacting the title company you are working with. Title companies usually have in-house attorneys that can help you out during the closing period.

I have not purchased a new construction for rental purposes but I have thought about doing BRRRs buying land, building, and then refinancing. This way I would have a lot of build-in equity kept in the property.

Welcome to Tampa Bay! I have a property that I'm closing next month in Mulberry, which is 5 minutes from Lakeland. I will be doing a BRRR on that property and I would not mind sharing with you what the project looks like. Lakeland is experiencing rapid growth due to prices increasing in Tampa.

Welcome to Tampa Bay! I've been living here for 2 and a half years and It has been wonderful to get to know every little corner of Tampa through Real Estate. My partners and I run a real estate investing meet-up here and you are more than welcome to come and network with like-minded individuals who can definitely help you know more about our beautiful market. 

For rental properties, it all depends on your budget. It would be hard to find cash-flowing properties within 15 min radio from Downtown Tampa. I would recommend buying a fixer-upper and then refinance that way you can add value to the property and create some built-in equity.  If you are looking more toward turnkey properties I would recommend looking east close to Lakeland where you can still find cash-flowing properties at reasonable prices.

Deduct business loan interest as a business expense same as paying a plumber to snake the toilet.
