Most lenders that advertise 100% financing on their Fix & Flip products are capped at 65% ARV. So although it's advertised as 100%, due to the value limitation, you almost always have to bring money to the deal.

I am not aware of any HELOCS available on investment properties. Many investors utilize DSCR Cash out refi's to unlock equity for this reason. Happy to talk more about how we can help.
