Most investors typically hit a road block at some point where conventional is no longer an option due to DTI, etc. That is when they usually start to transition in to asset based options such as DSCR

The house is in New Mexico, and is in pretty great shape, with 25 solar panels which are new. My grandmother holds the title currently and is open to any and all ways in which we can make this new dream happen using a home she worked so hard to be something that could help us kids to best survive. 

My business partner is a veteran, and while I thought that might make this an easy process, I think I am simply just overwhelmed by the amount of options and the huge move that this is actually turning into that I am kind of not seeing the best route.

My apologies this post went on so long! I welcome any and all advice or options, and hope that I have not said anything to silly or naive! Thank you all, and hope to find a solution soon! 

Hi David! Thank you for sharing so much detail! That is helpful! There are definitely ways to tap into the equity in the home, and financing you can get that doesn't look at your income at all! These are known as DSCR loans. Happy to help!

Seller financing can be great if the terms are favorable. Some sellers want more of a down payment then you can get just by getting a loan.

we have the property under contract and we have about 14 days to find buyer for wholesale transaction but weve also considered trying to get this deal ourselves and doing a fix and flip but we dont have the cash to get it ourselves at the moment, are there any funding solutions that could help us close this deal and do the fix and flip ourselves?
