Yes. Very unusual that they are making you complete the project before releasing the draw. Typically draws happen when you submit a draw request for the portion of work that has been completed, in increments of your choosing.

Hey Holly! Have not head of them. I would be happy to take a look at what they are offering and provide an additional quote!

We have a $50k minimum loan amount. The property just needs to appraise for a minimum of $75,000. Happy to discuss further.

Quote from @Robert Cardinal:

How do you figure out the ARV on a property you are analyzing for a brrrr?

Zillow is a pretty useful tool. There is a dropdown option where you can choose "Sold", and then you can filter down the criteria such as bed/bath count, square footage, etc. Then from those results, you look at the map view and try to find renovated comps that are similar in close proximity to your property. Real Estate agents and property managers can be good resources as well.

Quote from @Dan NA:

Conventional financing is not an option anymore since I'm at the 10 max investment properties , I'm Looking for a lender than will lend up to %75 of the new appraised value (ARV), Not %75 of the cash purchase price, this is a delayed financing scenario within seasoning period.

@Dan NA - Hi Dan. We only have a 3 month seasoning to do a cash out refi at the ARV value. Happy to discuss.
