Hi @Sam Zes ideally you do not want to use your own personal cash.  If you need to make a cash offer I would use a line of credit, private lending or hard money.  If you also need funds for a rehab there are local banks in St Louis that will lend 100% on a construction loan with interest only payments.

You mentioned you are also having trouble finding deals.  PM me your buying criteria.  It may be a matter of connecting with the right agents & wholesalers.

I read this post and then went back to my inbox and sure enough an investor I trust from CA sent me an email about Maverick as well so I had to chime in.  @Dan Hoehn and I invest in the area.  I would be interested in the details of the offer and possibly give you a second opinion on it to consider.

Hey @Donald S. let them know they have breached the contract.  If you're willing to give them an extension make sure you amend the contract and put the new date in writing.  Let them know that it may delay closing and if so amend that date as well.  I wouldn't move forward with anything on your side such as inspections, appraisals, title work etc. until you are satisfied.

Hey @Charles Edwards yes tagging people can be a bit frustrating on here - you have to use the @ symbol start typing someones name and then wait for a pop up with the full name then click on it.

I'm doing fix and flip and buy and hold (using the BARRRR method) depending on the rent/cashflow of the property.

@Donald S. you could give the seller both options.  If you have to handle the eviction yourself, offer the seller a lower price to account for any delays or damage that you may encounter.  Make the price low enough to where you would want to handle the eviction because of the great deal you would be getting.  I believe @Peter MacKercher has an eviction attorney he can refer you to.
