Hi @Phil Councilor I would be interested in buying to add to my rental portfolio or I can help you find a buyer.  Can you PM me the details?

Hi @Sam Zes ideally you do not want to use your own personal cash.  If you need to make a cash offer I would use a line of credit, private lending or hard money.  If you also need funds for a rehab there are local banks in St Louis that will lend 100% on a construction loan with interest only payments.

You mentioned you are also having trouble finding deals.  PM me your buying criteria.  It may be a matter of connecting with the right agents & wholesalers.

Hi @Ron Sohn send me a PM so we can chat more details and I will get you the right guys for the job.  As you know with contractors there is always a balance of cost, quality & speed.

@Dan Heymann posting about it here.

@Mark S. I read this post and then went back to my inbox and sure enough an investor I trust from CA sent me an email about Maverick as well so I had to chime in.  @Dan Hoehn and I invest in the area.  I would be interested in the details of the offer and possibly give you a second opinion on it to consider.

Hey @Donald S. let them know they have breached the contract.  If you're willing to give them an extension make sure you amend the contract and put the new date in writing.  Let them know that it may delay closing and if so amend that date as well.  I wouldn't move forward with anything on your side such as inspections, appraisals, title work etc. until you are satisfied.
