@Tommy F. , So your saying use "try to" a VA Loan to get into my multi-family? and save the FHA Loan for maybe the year after or even sooner after for possible Flip? If I understand correctly, since that is my hope, unless I can find another M.F. Also, possible seller paying VA Fee's.

I guess my next question, since I don't have an exact deal yet to even propose to a bank, how can I get ahead of the game to lower my "fear" of not be able to finance, and keep multiple options (hard money, VA, FHA, etc.) in the back of my head that I know "hey I know because of this and this that I'll only be able to get x amount of loan from x bank, so now I know the boundaries of what my Deal has to consist of or fall within. " I hope that made sense and apologize if it doesn't!

I think I'm ready to make the first investment, in terms of knowledge, a precise plan to follow and stick to. I'm starting to get a little nervous about my financial situation. Savings: only around 5k, Debt: vehicle and credit card, Credit Score : High 600's Veteran: so possible VA Loan (have been told to go FHA / FHA 203k)

Before I committed to fixing my credit score 3 years ago (and it was disgusting) getting anything through a loan never worked. Disappointed every time. So maybe that's why I'm having "flashbacks"  from the past about how the loan app. will go.

My family and I have 4 months left on this lease, and Hopefully plan on finding a Multi-family and "house hack" in order to get our feet wet.  I have been remodeling kitchen and bath's for the last year and a half  since the military so I would love to find a place that needs some work, and definitely not worried about contractors or getting "got".

I feel like the ONLY thing I am gonna have trouble with is financing. Any ideas or insight will help me out greatly!!  

I love hearing no/low money down, but in all reality, unless I come up with 20% down, private lender, etc.  won't  I need better credit score, as well as some real money in savings? Or am I missing something. Should I just get pre-qualified for numerous types of loans without knowing exactly which property yet?  Is there a reason to keep analyzing property every day, when I don't even  know if I'll be able to finance it, or the rehab for that matter (obviously depending on property)

Any info would be appreciated

I've looked Mike Hurney, however, I think I have this "disease " where I've read so many great deals, that I'm looking for a "great deal" as in the same deal/scenario/location/class that someone else has had success over. I hope this is the issue, otherwise Enfield has no M.F unless it's in Thompsonville , and that's a class D location in my oppinion. Other than that, can't even find a nice SFR to flip and live in for a little while before selling, in ALL of Enfield. I have 4 months left on our lease, currently renting for 1700/mo. I know ,but I am on a lake in a great neighborhood, and I didn't know anything back then, just needed a place to live. Would love to house hack , as my first investment, and have my rent paid.

@Rick Santasiere, I would love too and greatly appreciate it. I'll reach out to you in the "immediate" near future , and  @Charlie MacPherson, I am literally 3 min's from the longmeadow boarder, so to be honest I am thinking of looking into MA as well. However , I feel substantially more "comfortable" in my area , but do drive to North Hampton , and Amherst once a week, and head up to Willmington VT every other week, stopping throughout MA, doing as much homework as I can. Since I'm only in that area for a few hrs a week, I believe I have a very precise and hopefully effective strategy for that area, but obviously this is an outsider's "hope". I plan on learning both markets and won't stop researching till I do. I could explain how trajectory is affected by the moonlight, forward airspeed, or air density of a bullet...however....I feel "naked" when it comes to making my first investment. I appreciate all of you gentlemen and anyone else who replies as well.

As my subject states, Currently living in Enfield CT, and although I feel comfortable with the tons and tons of information I have absorbed in the last 2 months, the last 9 years of my life has been the Marine Corps, so having said that, I would like to get some insight on the CT market, Multi-family mostly, but SFR as well. Looking into foreclosures, as well as any agent contacts (motivated/honest) agent, I have had many agent referrals, know a few personally in my area, and I would simply like to keep looking...Also, I just have some basic questions about the market/General REI if anyone can help. Thank you in advance.
