I am a new investor and about to obtain a LLC for a couple purposes , one so i can put future properties into this company and also to create the LLC to be our real estate brand create a website and help other become successful. I am looking for any tips anyone has about having a LLC PROS ,CONS, are there fees even if I do not have any properties into the company just yet ? any legal issues anyone has run into that I should be aware of? ECT. Thank you in advance !

I am looking for my first commercial deal at the moment, I have all my "ducks in a row", however I realized that obtaining financials (T12, Income and expense, Rent Roll, Accounts receivable/payable,) and I always get a "mom and pop" quick excel sheet that has maybe rent roll, and some income and expense for the last 12 months, however all numbers end in ".00", that isn't actual...and I want actual s.The quicker I can get what I need, the quicker the agent/seller can get paid. I'm about to get my license just to prove a point to my other half that I would become the #1 agent in my area in a year or so.

Is it normal for this to happen, or am I correct in thinking that the agent just wants to be lazy, shy to ask for financials ahead of time, or possibly the owner just hasn't managed his business as just that, a business?

Do I ask for those documents after I make an offer? I feel as if I would then just be wasting time on both sides by having contingency's on all the numbers until they are verified. What is the "correct" order of events, or is just depended on what I ask for in order to stay interested. 1. Make an offer 2. Start Due Diligence 3. Run my analysis again, this time with actual s?...

I feel like the more info they got me, the happier that makes everybody, myself, seller, broker.

Are they're any other financials I'm missing that is a deal breaker if not shown?

Any insight?

So I will invest in Commercial Real-Estate, weather it's 5 units or 25 units (nothing big...yet..) All my ducks are in a row, I just need an Agent (motivated, who loves their job) and who lives and breathe's commercial real-estate (experience will do to..) in the Connecticut (Hartford, West Hartford, Manchester, South Windsor, East Windsor, Enfield, etc. and Western MA, East Long Meadow, Springfield, Chicopee, South Hadley, North Hampton, etc.) Any help/referrals would be greatly appreciated. If I can help you in return in any way, please let me know or ask. I have a remodeling (kitchen and bath) background, have some referrals if that helps any. Just ask, who knows. Thank you in advance.

Welcome man, 

My advice, find a mentor, and get finances in order right away. You could analyze properties till your blue in the face, but if you aren't 100% sure on how you could pay for it, your just speculating.

I believe that there are no downsides if this is your first time, to be honest you can't beat living for free, or at worst case scenario, live cheap! good luck , I'm in the same spot, looking around Enfield, Hartford, and Western MA, 4 plex, maybe more if I can come up with some creative financing. Help a brother out and let me know if you see any bigger residential/smaller commercial. Good Job

Hey ladies and gentlemen,

I'm looking for some referrals on property management companies around the Hartford Area, Do not own a property their yet, but heavily considering. Would like to interview some P.M. companies. I may manage myself, I simply want to speak to whatever options are out there. Get a feel for them. I could do it, but could also manage my time more efficiently if I slept at night knowing there's nothing to worry about!

Any insight would be great.
