John Underwood look at it this way, did you sign a contract with Homeaway to exclusively list on their site in return for a premiere listing? We have 3 Airbnb properties in our family that are listed on both Airbnb and Homeaway and one of them is listed as a premiere listing, while the other two are awaiting more reviews.

I agree with Jared Higginbotham . The language used infers that payments are to be processed through homeaway only; not allowing for outside deals, therefore bypassing their service fees.

What would y’all suggest if a SFH is owned outright, is fully rehabbed to that of a top of the line middle-class home, but is renting for less than the “2% rule?” Like, way less...?

Bryan A. No amenity that is easy to install is going to lure a potential tenant, no matter how trendy it is. Learned that unless you make justify an increase in price, the additional just isn’t worth it.

Kevin Foster the Triangle is on fire right now, if you are in the right location. Homes are being torn down left and right, and if these same homes were located in any other area, would be perfect starter homes. I’d advise your parents to check their neighborhood for recent transactions and see if there is any building activity going on. You can check building permits with wake county to get a better idea. If the lot is outside of the city limits, there might not be as much competition because there are planned developments going up all over, so unless the lot offers some unique amenity, it would be a hard sell for someone looking to build.

I also agree 100% with Patrick Hermans advice. Once you realize there are so many other options than a 20% DP, the world is your oyster!
