What criteria do you use to decide whether to keep the current structure on the property or to knock it down and build a new house?

I have had a handful of wholesalers reach out to me, send me somewhat detailed synopses of properties, yet don’t disclose the actual address? Is this a frequently used tactic? If the wholesaler has it under contract, why would he not release the address?

Is there a resource for approximating rehab costs per square foot per location? I remember seeing on the forums that some contractors would state that in certain areas, $XXX/sqft for rehab is usual.

@Andrew Commins you can check the county assessors office online. Some will have maps that you can enter the address in and it will provide the owner’s name and mailing address. No phone number though.

@Thomas Staub I absolutely agree. While I think the financial fundamentals should be your end goals, the micro and macros of population ultimately decides those end numbers.
