Pretty excited for this! My Dad & I closed on what will be our 1st flip last week. Our goal right now is to build cash so we're doing very light cosmetic work and enough maintenance so it'll pass the U&O. We were fortunate to be able buy it low enough that we can afford to do this and still make a significant profit. 

I'm posting this because hopefully it'll inspire someone that's on the fence to take action. We decided to hire a coach that's an active and successful investor in our area to walk us through our first deal. Even though I'm an agent I wanted to learn from someone who's doing this work everyday. Coaching helped to give me the confidence to take the necessary action that I was unfamiliar with. It made all the difference in the world. 

All work on the house will be done in 3 weeks and I'll list this thing in the first week of October during the peak of the Fall market.
