I ran that criteria on listsource and I got 875 leads so it won't be all that expensive to try out, could be good; banking on the investor not wanting the property anymore and wanting to sell it for pennies on the dollar

Also, I should add that you have to have the ability to manage leads. You don't have to be a pro negotiator, just develop minor tactics, but you have to be able to follow up and track the status of each lead efficiently because if you're good at marketing you'll have more than your memory will be able to handle.

Follow up, follow up, follow up, follow up, follow up, follow up.

I'm a wholesaler and the only way you can fail is to quit. But some wholesalers take longer to close deals than others because they: 1) don't realize how hard it is
2) they're afraid of failure
3) they're afraid of rejection from buyers and sellers
4) aren't wiling to do the required marketing
5) don't have the money to put into marketing and other expenses
6) choose the wrong partner
7) laziness (including the unwillingness to do the required research)

Remember: The most difficult part of a trip to the moon is getting off the ground.

My lawyer said that when doing a double escrow, you don't have to disclose your intent to sell to an end cash-buyer because technically you bought the property and owned it for a minute and therefore fulfilled all the contractual agreements. Sound right?

Do you have to legally disclose your strategy to the seller when wholesaling? Or can you just give off the impression that you're an individual that's looking to buy the property?

I'm 20 and one thing I've learned from REIA meetings is that if you know what you're talking about, you'll get respect. People ask me all the time how old I am and they love it! You don't have to know it all, just know the right questions to ask. Don't be afraid of asking questions!!! People love thinking they're smart.
