Ted Akers You get a Tax title, rather than a warranty title, and from my understanding you have to pay $1,000-$3,000 through an attorney to clean it.

Berdens Julceus That's only in Florida.

Sharon Clarke Deed states have no redemption period. Meaning when you buy the deed, you own the property. However, there are some states such as Texas where you buy the deed but there is a redemption period of 2 year depending on the state. When tax liens(certificates) or tax deeds aren't sold at auction you can buy them over the counter at the county tax office. Be careful because there will most likely be reasons why they weren't purchased.

Make a down payment on a couple quads or any other rental and hire a property management company while you're gone. Easy money. Make sure you save enough for repairs.

Ted Akers I mean is it normal for the B buyer to require a deposit from the C buyer in a double escrow, whereas in an assignment, there may be no deposit?

Probably because he hates his job. And as a wholesaler there's always something to do with your time whether it's reading books or doing other types of research, or spending all day at the courthouse, there's something to fill your day with. Plus you can take calls all day and schedule appointments throughout the day.

If you hate appraising, go for it. Your Appraisal experience already puts you a few steps ahead of the average wholesaler.

Thanks for the replies. One more question about double escrows: Is it normal to require a non-refundable earnest money deposit of 1k-2.5k?
