Do you have to disclose strat to seller?

Do you have to legally disclose your strategy to the seller when wholesaling? Or can you just give off the impression that you're an individual that's looking to buy the property?

Great question. A little of both. No need to use any phrases like, "I intend to wholesale your property", however, stating that you have the ability to either take it down and keep it or bring a buyer in your place is more than sufficient. You also want to state in your purchase agreement that the contract is assignable and do so in two locations in the contract. That in of itself is disclosure of potential intent to assign.
