So anyone have any thoughts on how stable the rents in DHS are when the next home value correction comes? I don't mind waiting that out since I'm interested in buy-hold investing, but I'd be in a lot of trouble if the rents dropped too much.

You have any exprience with the market out there for LTR?

Anyone try STR in DHS? with the cannabis boom out there, proximity to PS, and restrictions in other areas I'm curious if it made STR there more desirable.

I'm in the San Fernando Valley if anyone wants to connect to talk about investment strategies/opportunities. I'm looking to buy in the desert in the next 60 days. Also, recommendations for property managers would be welcome.

Side note, any reason I don't see anyone talking about LTR? When you run the numbers is STR really that much more lucrative?

Any updates on how DHS is developing? It looks like crime has gone down over the last two years on paper.

Also, any good threads on long term rental vs vacation for the area anyone can point me to? Was planning to go the long term rental route to increase stability (but it does raise the risk of more tenant issues).

Derek, how have things worked out? I'm interested in RE in Palm Springs and it'd be great to hear about your experience. I did a lot of looking around to figure out which SoCal markets still have decent CF opportunities without having to force appreciation. At this point DHS and Fresno are the best markets I can find (on paper).....

Any recommendation on Property Managers? I'm potentially looking to invest in DHS, but you you think another area has good CF potential please let me know.

Hey all,

I'm new guy part 2 :)   Would be interested in any insights if you're still up for sharing. I'm looking at DHS as a first investment because they look like much better cashflow opportunities, but I'm a little concerned about the area and number of rentals already on the market. Hoping to buy for under $250K.  Mark - Glad to see I'm not the only one in our valley buying out east!
