Section 8 can be rough, and they can be wonderful. They get a terrible wrap, especially in Atlanta. The pro's are good steady money, paid promptly, and even bonus cash if you pass inspections on the first go.

The disadvantages are what you'd expect. This year has been far too turbulent to say anything more than that there are good and bad in every category.

Too many variables, cross that if it happens.

Lease should have a break clause. Not a break for death, but early termination. That's your guide. Talk to your owner (if that's not you) only if this happens, figure out a plan that's best for the property.

Be a human, set clear expectations, and what will happen if they don't meet them.

Yuck.

First would be what does your owner want? These monies are collected to protect that owner. If it was me, I'd advise the owner hiring me to manage that it's in their best interest to get/hold these security and pet deposits.

The question would then be "how." Rules for security deposits vary, so I'd definitely want to do some research. 

Worst case, April 2021 that lease expires you get them into a new updated lease. I wouldn't expect this would go over well, especially if the tenant is the owners "friend". I'd ask your owner if they'd rather a turnover or a deposit. Then go from there.

Too bad you're not in Atlanta, hehe. Gotta find PMs who are hungry, and paid on performance not salary. Placing tenants can be really, really profitable if you're good at it.

Hmmm, I question this answer. I agree Zillow isn't terribly reliable with with estimated value, or estimated rent, but when someone clicks the button for more info, that's a real person interested in the property.

Zillow is popular and active, you may get candidates who won't qualify...I've never really paid attention to see if they come from Zillow more.

I don't care who or how they came to me, if they're interested I want to communicate with them. Where we go from there is on the candidate.

It really depends on how the first purchase is financed. Hard money can be pretty quick, and the closer you get to a traditional mortgage is where the waiting periods come in.

When you break ground I'd love to come see the reno. I'm a nerd for a good BRRRR.
