First BRRRR Preparation

I am preparing to execute on my first BRRRR project in Atlanta. Thanks to the previous posts, articles and, the BRRRR book by David Greene; I feel that I have a good foundation to jump into this strategy. As one of the resources outlined, it's good to have the refinance strategy set up before you start the process. Though they are different options to refi, what have been you all's experiences on the best ways to refi the BRRRR and what timeline (6 months, 12 months)?
