Also from South Africa, trying to get info on let-to-lets here in South Africa. Please message me if you are have any info on this, same as house-hacking however on a renting basis. Also interested in how you plan to make a positive cash flow with it assuming you are on a bond if not renting. Do let me know!

Hi @Johann Jacobs,

I am based in Cape Town and am looking into let-to-lets in this market. Do you have any thoughts on this worth sharing? So far in the research I have done talking to local investors, it seems that only let-to-lets as well as student accommodation seems to be feasible in this rather expensive market.

Hi Sonja,

Also had a run-in with these guys at *some* property investment meetup here in South Africa. It's sad because they promote dangerous strategies like increasing credit limits without consulting each person about their financial status. When people are in bad financial straits, its so easy to get taken advantage of. I would only consider hiring a coach after I know for a fact that they have years of investing experience and a good track record.

Different strategies work best in certain areas. So generally you need to find the best strategy for your area or if you're willing to invest long distance you can look at alternate strategies. For example, I've realised rent-to-rent is feasible in expensive areas such as Cape Town, whereas buy-to-lets work better in some areas of JHB. Having spoken to some local investors, I have heard commercial requires greater funding to get into which is something to consider even if you're using other peoples' money.

Specifically in areas in the Western Cape but also in other regions. Please share your insight and experiences with this strategy...I was recently at a networking event in Cape Town advised that rent-to-rent is a particularly viable strategy in this area. I'm interested to hear what fellow South African investors think of this strategy!

Always good to see fellow South Africans here on BP. Congratulations for making the decision to get started in REI.

As you stated I also am looking into student rentals since standard buy-to-lets are usually not profitable in areas such as Cape Town. I was recently introduced to a property podcast specifically aimed at South African investors called 'PropChat' - its closely affiliated with SAPIN who run meetups around South Africa - highly suggest checking them out. I plan to attend their next meetup in Cape Town.

Like yourself, I still am preparing to do my first deal when the time is right. I wish you great success in your investing for the future!

As far as meetups go, SAPIN (SA Property Investors Network) is a meetup you can attend. I found them online and plan to attend one in the near future.
