@Joy James there is a pretty easy solution here. I’ve used it before.

Use the agent you prefer, and list it at the higher price for a period of time (usually 7-14 days). If you don’t get offers or traction at that price, drop it to the price the first agent mentioned.

You don’t want to punish the person who was honest with you. It’s very easy for agents to give a higher price to secure a listing.

I suppose we could mention that, but it’s not relevant to the question that was asked so I don’t know why we would unless someone had a personal issue they were bringing into a thread with an objective purpose.

Regarding this off based topic, If the client asks for their home to be put on the MLS and for all offers to be presented, there's really no way an agent could get away with that.

We could also mention the fact the agent who brings their own buyer could easily take that buyer to a different listing and get the full commission from that agent instead.

If the seller is getting the BEST off possible from the listing agent who brought the best buyer and then negotiated the deal highest, it makes zero logical sense that agent should then be punished for that.

I understand no one likes to pay real estate agents but if my client told me I’m getting reduced commission for doing both sides, I’d have to respectfully tell the seller they will have to take a lower offer from a different buyer, pay the full commission anyway, and then take that buyer to buy a different listing with a seller that was wiser.

It’s a good idea to consider both sides of this equation. Very easy to focus on winning the battle but lose the war.

I would disagree it’s unreasonable. CA is full of “agents” who aren’t very good at their job and offer discounted commissions because they know it.

The agent is doing double the work, taking double the risk, and making sure both sides move forward with the deal. The top agents I know all would not drop their commission.

Very few agents will ever invest in real estate. I honestly would not worry about this.

The best thing you can do is educate yourself in what you’re about to do (the contract, Contingencies, loan pre approval, how to read an inspection report, rent amounts, rental demand, etc) and feel incredibly comfortable before you ever look at a house.

That way when you find one you like you can move quickly and decisively and snag it before anyone else does.

I make all my buyer clients go through a presentation where we explain all this thoroughly. Most agents do not.
