You have to live in these homes full time and open a local business. Its very similar to the homestead act. The homestead act is still available in Kentucky. They actually give you the house for free there. The homestead act used to be extremely popular and is basically what created civilization in the west. But if you didn’t want to move to Italy you can do it right here in Kentucky!

No and low money down. House hacking is the number one way every investor should get started. Putting large amounts down as a down payment is way riskier than not. Think about it, when you put down 100k that is your own personal risk. If the market turns u lose your own money, that is never coming back. If you are leveraged and have an LLC you are protected from risk. Real investors try not to use any of their own money. Its one of the first things you learn in finance that you should never use your own money for big investments. This applies to every investment.

I was in the same shoes you were not too long ago. Another No Money Down strategy that can work in any area but more common in others is Seller Financing. The most typical way this can be done is getting a normal mortgage from the bank and then the seller paying down your down payment. This is how I got my first 3 deals done. The seller carried or paid for 20% of the down payment and the remaining 80% was paid for by the bank. Its a very powerful way to invest because you can scale so quickly. Essentially you owe two loans, but is no different from hard money. The hard money lender in this case is the seller, but he/she is using the proceeds from the sale to setup your loan. Great tool for both sellers and buyers.

House hacking would definitely be the move here. You can actually do 3.5% or 3% when you owner occupy. If you can move in with family in the meantime while looking that would 100% be the move I would make if you are very serious.

If you are looking to invest in properties where you can get away with no money down investing you have found the correct forum. I will give you my advice on where and how to find the properties and I hope others will jump in to give their opinion/experience with no money down investing. There are a ton of people with little capital but don't know where to start. Well, I hope this is your starting point!

I first got involved in real estate with a 120k student loan and 2k dollars to my name. Even though I had a good job it was hard for me to save anything with a massive loan eating away at my future, I was truly stuck in a rat race. I needed to find a way to create passive income. I read books on real estate for years but I never knew about seller financing until I came by a book that jumped into these details. I read the whole book in two days and put my head in the game. I noticed that where I am from, Jersey/New York, creative financing did not work here. There are too many investors and too many offers that a creative finance deal is nearly ignored. To make a long story short I noticed that student rentals in smaller college towns was the gem I was looking for. I got involved in Morgantown WV (WVU) at first where seller financing to get deals done was normal. The rental demand was extremely high and the residential demand for homes was low. This kept prices of the properties low but the rental prices extremely high. In my first 4 months of investing I gobbled up 4 properties that included 11 units. All these deals were done through seller financing. The margin were through the roof too. On those same properties today I am cash flowing 3,600 dollars a  month. This came with it some upside opportunities I took advantage of.But none the less, this covers my student loan, rent, and personal expenses for the month. I still continue to acquire properties today with No Money Down Real Estate Investing and real estate through this strategy has done wonders for me. College towns in more remote areas is the gem if you are looking for Seller Financing opportunities. If you have any questions about No Money Down Real Estate investing you can always message me!

You can get no money down investments in a ton of different ways! Seller financing is how I funded most of my properties. Some of them I did not put down 1 dime. You can really scale this way as well.
