Where To Invest - No Money Down

If you are looking to invest in properties where you can get away with no money down investing you have found the correct forum. I will give you my advice on where and how to find the properties and I hope others will jump in to give their opinion/experience with no money down investing. There are a ton of people with little capital but don't know where to start. Well, I hope this is your starting point!

I first got involved in real estate with a 120k student loan and 2k dollars to my name. Even though I had a good job it was hard for me to save anything with a massive loan eating away at my future, I was truly stuck in a rat race. I needed to find a way to create passive income. I read books on real estate for years but I never knew about seller financing until I came by a book that jumped into these details. I read the whole book in two days and put my head in the game. I noticed that where I am from, Jersey/New York, creative financing did not work here. There are too many investors and too many offers that a creative finance deal is nearly ignored. To make a long story short I noticed that student rentals in smaller college towns was the gem I was looking for. I got involved in Morgantown WV (WVU) at first where seller financing to get deals done was normal. The rental demand was extremely high and the residential demand for homes was low. This kept prices of the properties low but the rental prices extremely high. In my first 4 months of investing I gobbled up 4 properties that included 11 units. All these deals were done through seller financing. The margin were through the roof too. On those same properties today I am cash flowing 3,600 dollars a  month. This came with it some upside opportunities I took advantage of.But none the less, this covers my student loan, rent, and personal expenses for the month. I still continue to acquire properties today with No Money Down Real Estate Investing and real estate through this strategy has done wonders for me. College towns in more remote areas is the gem if you are looking for Seller Financing opportunities. If you have any questions about No Money Down Real Estate investing you can always message me!
