@Mark F. Got it , I was confused by the name of the company :-) yeah that is even more horrible , but bait and switch is a common tactic for some bad lenders . 

The best we can do is to share our experience and drive business to the Lenders who operate with integrity and make it a win win

Nice to know about HD vs Lowes , its fascinating how each chain operates completely differently .

Great info .

By the way , I just looked up window resizing and apparently , reducing the size was much easier than enlarging, there were couple of good videos on youtube

Unfortunately , this seems to be a common bait and switch scam . I am slightly ok with the broker not being able to suggest the best product or charging 500 more for this and that , But what you mentioned is very concerning .

It could be some ones first deal and they might completely drop the idea of pursuing this route . That is teh reason why we see on forums that - construction loans are tough , 203k s are tough and so on . 

Ofcourse they have certain rules , some of which I might agree , some I might not , but at the end of the day , that is the case in every aspect of real estate investing .

Anyway , I have researched extensively on using construction loans , and am doing a rehab with that approach , learnt a ton of stuff - If you ever consider that route , dont hesitate to get in touch via BP - I can review my notes and perhaps give some pointers

The first page on this website says "NO surprises" lol.

@Pat L Gotcha , that makes sense .

1. How do you handle the various cabinet sizes ? to fit - Is it an easy exercise or tough ?

2. Will these deals from lowes be advertised or is it more like , frequently going to the store  . Any specific site for showroom display cabinets ? 

For others we do have something called restore shops in the chicago land area - I go to the one in addison , they have some nice brand new windows at huge discount . I dont have the construction knowledge to pull the trigger on them , but got some thoughts from Pat's comment above

What ?? 35-50$ .. Does homedepot/lowes have these sort of things , or is it more specialised supplier ?

And again - if the dimensions dont match what I want ? Is it not more work to frame the existing openings to the new size ?

Then again I have always picked up damaged cabinets from Lowes whenever I see them. I concentrate on one line that has the soft close etc.

The wife got annoyed when our barn was filling up with 'random bargains' until we had to rehab a 70's kitchen in one of our multi's to make it larger & more appealing. The cost $981 for cabinets & it rented out immediately for $250/month more.

We also go to local contractor supply auctions here where entire kitchens etc are auctioned off.

These are great points , Couple of qns :

1. How do you know about these sales  ? Is there a website for that specific Business ? In case of lowes , do they list on the website if there are damaged cabinets available or is it more , looking for them when you walk in to the store ? 

2. How do you account for the dimensions - Because my design would call for cabinets of a certain size , is it more an exercise of trying to fit what we find in to the space we have ?

Yeah I need to buy those as well , but it is not as easy to find "deals" in these areas as there are too many variables and tough to compare 

Hope other pros on here have some ideas on how to find deals in those areas

Did you find any good july 4th deals , Location is immaterial , Just post here .

If you dont have a good deal , but have a good strategy , post it here

I am leaning towards the Kitchen sets in home depot , they seem to be pretty well discounted .

Hello All , 

Qn : Did you see significant savings by leveraging Holiday deals - July 4th and so on . If yes , what areas should I concentrate on . If you are busy to go through the list I put - the summary is that it needs everything as it is a Gut rehab with all mechanical s being updated. 

I am in the middle of a full gut rehab of a 1920 property in Oak Park , IL . 

Key stats :

  • 2000 Sq ft 
  • 2 Floors
  • Walk out BAsement
  • 400 K - ARV

Attaching the list of Materials / Finishes to purchase . 

Level of finish - similar to this : 538 s harvey ave , oak park , IL

Also if any one is in similar stages of rehab and want to exchange notes on methodology , finding contractors , finding materials , Finish choices , please send a connection request , I am a big believer of sharing knowledge and firmly believe 1+1 = 4 .

P.S: Even if you are not experienced and just looking for advice I am open to talking.
