Go with the overpriced ins for closing then shop around for a better policy. Most policies only charge for the time actually insured and refund a prorated amount for the time not used.

Quickbooks works great. Google "quickbooks real estate" to find how-to material.

It might be better to concentrate on rate, terms and underwriting. One bank might say no because your income was uneven over the last two years where another might not care. All banks charge fees you can't control, better to look at the things you can control.

Will: Can't the beneficiary simple record his own grant deed changing the trustee to himself without any approval of the current trustee, thereby never paying the wholesale fee? I presume you are talking about the typical trust wherein the trustee cannot act without specific written direction from the beneficiary. And, doesn't the end buyer's name still have to show on the purchase contract for the POF to have any value?

James: Whether NMLS is required or not has to do with the purpose of the loan, nothing else. If the purpose of the loan is for personal, family or household use then NMLS is required. The CA Department of Real Estate website has some good information on the subject.
