NMLS Questions

I have a few questions about when the NMLS license is required when originating and funding Private Money Loans in California:
- I know that it's required for Owner Occupied 1-4 units.
- I know it is NOT required for Commercial properties and Aprtment Buildings

Here are the areas where I'm getting conflicting information:
- Is NMLS required on 1-4 unit properties that are NON Owner Occupied?
- Is NMLS required on 1-4 unit properties that are Owner Occupied but the funds are being used for business purposes only?

Any help and insight would be greatly appreciated.
