Hey BP. Who here has experience starting an investment fund, of any size. How many people were involved? What was the structure? Payout etc. Any insight would be greatly appreciated.

@Chris Ready what type of information are you looking to acquire? Our title company pulls all of our information for us? Are you looking for foreclosures or just owner name and property info?

@Armando Payano Your real estate agent should always have these numbers ready for you at any given time. Make sure the numbers they provide are of LIKE property. I big mistake I see a lot is pooling condos with SFR and income property all together. Our network is vast in FL if you ever need these numbers.

Hi @Ralph Grace, great questions. Regarding analysis of the deal, I'm a believer that you should have your desired strategy set first and then YOU change your market and property type to fit that. A balanced market consist of 5-6 months of inventory. Below 5 is a strong sellers market and above 6 is a decent buyers market. Inventory is how many homes sell in an area per month compared to home many homes are currently on the market. Where in Los Angeles have you been looking?

Hi Drew, how many years would you plan on holding? Is your primary goal for income property or wait for the market to catch up in that neighborhood for equity? We know those neighborhoods well and I feel there are several better options if you're only going to hold for a few years.

It all really depends on the asset type and the price point you're referring too. In West LA the lower price properties are still receiving multiple offers and going 5-8% over list price. Single family homes are going 2-4% LP/SP in no deferred maintenance. What types of property are you referring to and where? LA is a big town.

I am a huge fan of Inglewood, Hawthorne and Slauson neighborhoods right now for my clients. Lots going on in the neighborhood and rents are rising quickly while sales prices are leveling off.
