@Steve Bale What value can you bring to an investor that would want to forward you the money to complete a deal? When I was starting out, my job would include driving for dollars, managing construction and then property management. It took a lot to get started but totally worth it. Example.... Just received an offer market deal that is completely vacant and ready to rehab. I know get to look for investors and build in my fee.

Are you only looking to build your wealth in TN? When was the last time you've been back to LA to see all that is going on? Many of my clients from Google, Snap and others are currently buying in Playa, Hawthorne, Inglewood and other up and coming areas.

Matt Siapin You hit it right on the head. Your best bet would be to find an owner that is open to seller carry. The issue you're going to run into however is the rate that owner will likely be pretty high. All depends on what you're goal is.

@Chris Conroy All 2 bedrooms is the way we go when we're able. 3 bedrooms are difficult to rent especially in a young demo area and not a stand alone property. I would build the 2 bedrooms and make them the best in all the land :)

@Cameron Sigurdson I am a big believer in 1 bedroom over Studio. I feel this way for a few reasons. 

1. Even though it is "cheaper" for a studio, your potential tenant pool is significantly smaller than with one bedroom. This can up your vacancy allowance. 

2. Resale is better for 1 bedroom + units for the same reason. Here in LA studio buildings have nearly 3x this Day On Market. 

3. Quality of tenant. Like it or not, 1 bedroom over studio tenants tend to be better qualified with income etc.
