What's holding me back is not having my own money. I have a dozen people ready to invest with me but I don't know how to package property to show why they should.

My team and I are working to get into liens and deeds to help build up our portfolio as we have come into a large amount of capital from LP's. For those of you that have had SUCCESS in this space, what is the best resource to get educated and where are you pulling your list?

Any additional notes, feedback and advice, would be greatly appreciated.

As an agent AND an investor, I would disagree. High price and no reduction shows the sellers motivation more than if it's a good deal. Remember that with so many new agents flooding the market, they are dictating the narrative of the home seller. I would watch the listing, watch for reductions and if/when the listing does expire.... go direct to seller.

I am beginning to cold call neighborhoods to find motivated sellers in areas my cash buyers want to be in. Can anyone share a tried and true script for this?

Good evening everyone. Over the last roughly 10 years I have become somewhat of a successful salesperson. I sell anywhere from 20-30mm in sales per year. So with some life changes, I am beginning to filter out  being a sales agent to focusing more on investing and Wholesale. I am also moving into another market part-time in Dallas Texas. I know what it takes to be a successful agent ( prospecting times, follow up, hard work etc) but have never done a Wholesale deal. 

Question: Where do I start? Would you suggest getting a coach to learn the systems? I don't know where to start and I am ready to go.

I am an avid golfer and have been attempting to purchase a home in Palm Springs. I have several local Realtors in the area that are continually sending me deals that cash flow really well. Has anyone purchased an out of area property with OPM and you get to utilize the property in exchange for managing the investment? How else would you structure the deal? Would love your thoughts on this.
