Los Angeles Eviction Rules for Developers

Hi,

Currently working on acquiring a R-3 lot with an existing single family home. 

Lot is not under the Ellis Act.

Our intent is to tear down and build apartments.

What are procedures or rules for evicting existing tenant if we intend to build from ground up?

Guess this leads into if anyone has a good lawyer in the LA market as well.
