1) What should be included in a presentation or proposal (prior to a deal being found)?

My thoughts:

-Set of investing guidelines for each property (Cap rate, Cash flow, ROI etc on the deal) as well as the analysis for my chosen market.

-Private money lender's annualized return

-Something showing how they're protected? collateral or otherwise

-....?
2) In your experience, how should #1 change if it is friend or family versus someone less intimately connected to?

3) Best way to seek out private money lenders locally or on BP?

I am attempting to lay out my financial path to semi-retirement (i.e. leaving my current w2 for something less time consuming/more enjoyable) within 10 years or less.

I can identify my family's spending now and what I project after semi-retirement, which I have done for the most part BUT that part of working backward and laying out milestones to achieve x number of properties or cash flow or equity, all the while maintaining a proper amount of contribution in my workplace retirement plan and other tax adv/def approaches.

I imagine i'd need a tax resource and a financial advisory resource, both of whom are knowledgeable on the notion of 1) real estate and 2) retirement planning before traditional age. Can I find a pro on BP who is an expert in both? Am I thinking about this corectly? I understand that I could also just go-go-go and build as quickly as possible, but I still feel it is wise to know what my lifestyle goals are and a logical path to getting there.

I am interested in out-of-state BRRRR investing. I know the ultimate package of the BRRRR book comes with a supplemental long distance e-book specific to the BRRRR strategy, so would it be redundant to also read the full book on long distance investing?

Hello BP! Very excited to make this post and hopefully make some fruitful and long lasting connections. I am attempting to accelerate my learning as much as possible and I acknowledge the value of this community's experiences, good and bad. I should have enough capital in the next few months and I would jump all over the opportunity to work with and learn from an investor who has been through the ringer doing BRRRR long-distance deals.
