No shortage of supply in my Western New York area, of course we never saw any of the booms everyone else did so didnt see a huge bust either, just a bad economy worn area.
Great supply of flips and as far as holds go, you would have to put every effort you had not to buy any that does great cash flow. Being NYS though, our property taxes are a real bite.

While I also dont know your area and pricing, that would be a high price in mine, I had a quote for all 4 walls of a smaller basement last year which was about double the sq ft of your one and pricing was 3-5k. A big part of the price was all the companies wanting to install sump pump even though current drain tile already had piping going out to a ditch.

I have had my real estate license for the past 5 years but also plan on getting my brokers somewhere along the line and starting a brokerage hoping to work with investors and rehabbers regularly.

Currently I would not say I am 100% as an investor but instead still relying on my license for some income and my contracting to add additionally to it all.

C corp is very picky on how you can use funds.

All original incorporations are C's, you then file the extra paperwork to become an S.

Just basic info I remember from my accountant.

Looks like pine to me also. I would say "maybe" for the kitchen if its a decent rental , definitely NOT for any rental in the bathroom.

x2, much prefer the one piece. There are also two style aftermarkets I have used for flappers, one is the regular rubber and the other is a cup style, I have had better luck with cup style.
Real hard water though, its probably going to be an ongoing issue as the valve are pretty cheapy on all the aftermarkets I have seen.

I should have clarified on my rant comment, I have no personal knowledge of any lawsuits either, but do know of MANY landlords burned for rent money all the time by these types and the legal system that likes to protect them.

Have you had some of these personally Charles? Not doubting you but I have heard this said many times on many forums and just wondering if all our inspectors are that much more lenient. I have never dealt with county inspectors just each towns local and have seen plenty of existing stuff that clearly wasnt permitted as it wouldnt pass. Its never questioned unless you were doing direct work on it, then they would make suggestions to fix and bring up to code what needs it, never a tear out or down.
